Pricing - the base price per night

What it is

The Pricing screen in the website administration. It is where you set the price for one night for each room type. The guest sees this price on the website and when booking.

Why you need it

Without a price a room cannot be booked. It is the second step, right after creating your rooms.

How to set the price

  1. In the left menu open Pricing.
  2. In the Room prices block there is a row for every room type.
  3. Fill in Price / night.
  4. Optionally fill in the Price note - for example "Breakfast included".
  5. Click Save changes.

Changes to pricing appear on the website immediately after saving.

How the final price is calculated

The system takes the price per night, multiplies it by the number of nights and adds any local accommodation fee. That is set in Settings, not here - see Accommodation fee and VAT.

On the Basic plan that is all there is: one price per night for each room, with no seasons. Higher plans add seasonal prices, discounts for longer stays and prices for children - see Seasonal prices and discounts.

The fee for an extra guest

If you want to charge for an extra bed, you set it in the same row:

  1. Fill in Price covers guests - how many people are included in the base price.
  2. Fill in Extra guest fee - the amount per person per night.

Every person above the number in the first field pays this fee for every night.

Until you fill in Price covers guests, the price does not depend on the number of guests.

An example: a price of €80, covering 2 people, with a €15 fee. Three guests for 2 nights pay 2 × (80 + 15) = €190.

Stay rules

In the Stay rules block you set two numbers that apply to all rooms:

  • Minimum nights - the shortest possible stay per booking.
  • Maximum nights - the longest stay per booking.

Guests see them while picking dates, so they cannot end up choosing dates and only then finding out the stay is too short.

More precise rules - a different minimum during a season, permitted arrival days

Unsaved changes

The bottom bar tells you when you have unsaved changes. The Discard changes button reverts them, the Save changes button confirms them.

Common problems

Pricing is empty and says "You have no rooms yet". Pricing follows from your room types. First add at least one room in the Rooms section.

I changed the price and the website shows the old one. Check that you clicked Save changes.

The guest got a different amount than I expected. Go through three things: the number of nights, the fee for extra guests and the local accommodation fee. You can also see the price breakdown in the reservation detail.

I cannot see seasonal prices. They are part of the Standard plan and above.

A price change did not carry over to existing reservations. That is how it should be. A reservation already closed keeps the price you agreed with the guest.
